MAINTENANCE/REPAIR WORKER

Accountable To: Facilities Project Manager
Department: Operations – Facility
Classification: Non-Exempt

JOB SUMMARY

To perform minor repairs (not requiring performance by trade persons) to buildings, facilities, and service equipment. This position is designed to meet the general maintenance and repair needs of all clinical and administrative buildings of Franklin Primary Health Center, Inc. This is routine unskilled and limited semi-skilled manual work in general maintenance, construction, and/or labor activities.

ESSENTIAL FUNCTIONS

Inventory:

  1. Responsible for the upkeep and organization of all storage facilities.
  2. Develops, with the assistance of the Purchasing Department, an inventory control list of all items in storage at each storage facility.
  3. Maintains current inventory lists for storage areas and provides updated listings to Purchasing and the Chief Operations Officer as requested.

Maintenance/Repair:

  1. Obtains work assignments from supervisor, contacts the person requesting repairs, and determines the type of repairs required.
  2. Performs minor repairs to buildings and fixtures, including minor plumbing and electrical repairs, replacement of light bulbs and fixtures, and interior and exterior touch-up painting.
  3. Reports major maintenance and repair needs to the Office Manager and/or supervisor.
  4. Performs material-handling duties, including moving boxes, office furniture, equipment, and supplies manually or with appropriate equipment.
  5. Completes work orders for maintenance assignments and documents materials used and time involved.
  6. Removes garbage and trash from clinical sites as necessary during the workday and/or while completing repair assignments.
  7. Maintains an inventory of tools, repair materials, and supplies and prepares requisitions for replacement items as needed.
  8. Performs other maintenance, repair, and construction duties within the employee’s abilities and skills at FPHC locations as requested by the supervisor.

ADDITIONAL RESPONSIBILITIES

  1. Substitutes for the courier and/or van driver when absent or reassigned.
  2. Participates in Facility and Safety Committee meetings.
  3. Assists with inspections of FPHC facilities.
  4. Performs other related work as required.

PERFORMANCE STANDARDS

Performance will be evaluated annually by the Chief Operations Officer, with an overall satisfactory rating considered the minimum acceptable level of performance.

HEALTH AND SAFETY REQUIREMENTS

  1. Must adhere to safety regulations, personnel policies, and procedures.
  2. Safety and Hazard Communication training updates are required annually.
  3. Must exercise universal precautions and comply with applicable safety standards and procedures.
  4. Must maintain knowledge of applicable OSHA and CLIA requirements to support compliance.

PRIVACY RULE COMPLIANCE REQUIREMENTS

  1. Adheres to Health Insurance Portability and Accountability Act (HIPAA Privacy Rule) policies and procedures.
  2. Must successfully complete Privacy Rule compliance training annually or as revisions are made to policies and procedures.

QUALIFICATIONS

Education and Experience:

  1. High school diploma or GED preferred. Must be able to read and comprehend instructions, correspondence, and memos; write simple correspondence; and effectively communicate information to customers, clients, and other employees.
  2. Previous personal or professional experience with maintenance and repair activities.
  3. Mechanical aptitude acquired through vocational school, outside activities, job experience, or an equivalent combination of education, training, and experience.
  4. Ability to acquire and demonstrate skill in the use of standard equipment and hand tools relevant to assigned work.
  5. Must possess a valid Alabama driver’s license, maintain a good driving record, and meet organizational insurance and insurability requirements.
  6. Three (3) to five (5) years of commercial or facility maintenance experience, with demonstrated experience troubleshooting and performing general repairs involving HVAC systems, electrical, plumbing, carpentry, and general building maintenance. Experience in a healthcare or other regulated facility is preferred.

KNOWLEDGE, SKILLS, AND ABILITIES

  1. Ability to work extended hours when necessary.
  2. Ability to perform the physical requirements of the position, including standing, stooping, pulling, pushing, and lifting.
  3. Knowledge of proper equipment care and awareness of workplace hazards.
  4. Ability to follow oral and written instructions.
  5. Must be well organized and able to manage time effectively.

PHYSICAL/MENTAL DEMANDS

Ability to understand and follow written and verbal instructions and document task assignments, completion, and follow-up instructions. Must possess sufficient physical strength and ability to perform routine or heavy manual tasks depending on the assignment. Work may require prolonged standing, stooping, pushing, pulling, reaching, climbing, bending, and lifting in excess of 25 pounds on a regular basis.

PROHIBITED: For purposes of HIPAA compliance, this position is classified under Facilities Personnel and is prohibited from accessing Protected Health Information (PHI). The incumbent should not have access to PHI.
